So today is Wednesday, August 11th, 2021.
And here's this week's Wednesday Wesley Chapel Minute Market Update for single family homes. That's a heck of a tongue twister so I imagine I'll have a few blooper reels before it's all said and done.
Now, let's talk about numbers. Over the last seven days as of 2:30 this afternoon, Wesley Chapel has added 18 new listings, six were put back on the market, 21 sold, and 29 in pending.
While Tampa Bay, the tri-county area, has added 720 new listings, 270 are back on the market, 825 have sold, and 1,199 are pending.
Wesley Chapel went from less than one month of inventory in July to three months of inventory as of this month.
Tampa Bay has done the same thing, again, with a month in July and three months in August.
In short, this means, for sellers, the market is starting to cool.
So if you've been considering selling, do it now before the market gets cold.
And for buyers, the market is finally starting to cool. As of this month, it will be much easier to buy than over the last 11 months as you can see by the chart.
